The property needed major work, but I saw the potential immediately. I invested about $100,000 into the rehab, adding a new roof, full interior and exterior paint, brand-new kitchens and bathrooms, and updated flooring throughout both units.

The goal was to completely modernize the property and position it as one of the best duplex rentals in the area.

After renovations, I was able to raise rents from $800 per unit to $1,600 per unit — effectively doubling the income and dramatically increasing the property’s value.
