Over the next year, I lived in the home and slowly renovated it room by room. I fully remodeled the kitchen and bathrooms, replaced the flooring, repaired drywall, repainted every wall, and even knocked down a partition wall to open up the main living space.

 

Every improvement was funded through sweat equity, nights after work, and weekends spent learning how to fix just about everything.

Today, the property is worth roughly $250,000 and rents for $1,750 per month. What started as a starter home has turned into a strong cash-flowing asset — and the project that sparked my journey into real estate investing.
